Scope of Works : Fieldway are currently delivering a three-year contract for passive fire safety improvements across a number of OneManchester properties, off the backs of fire risk assessments and compartmentation surveys. The properties we are inspecting and upgrading are comprised of social housing buildings including high rise blocks, occupied by social housing residents throughout the duration of all works we undertake for OneManchester.
We complete thorough surveys and fire risk assessments with our works management system (installed on handheld operative PDAs for accessibility and efficient service delivery) OneTrace. Using photography functionality, operatives work floor by floor or flat by flat to build up a comprehensive survey – featuring all breaches, areas requiring rectification, and develop a quote for the works in line SORs.
This approach ensures we present the “full picture” to OneManchester, ensuring no areas are missed and that we are transparent without pricing and recommendations.
We develop tailored programmes to schedule planned works in line with risk categories of the breaches we identify during surveys (high risk, some risk, minimal risk). Our priority-based approach minimises disruption at all stages – communal areas will be upgraded ahead of resident flats, ensuring programme adherence is enabled, and resident-resultant delays avoided.
For the delivery of reactive works, we ensure a 24/7/365 availability strategy, underpinned by our out-of-hours call centre which picks up calls after working hours and disseminates all information to operatives on call – enabling them to attend site in line with SLAs to issue the relevant repairs.
