Fire Risk Assessments (FRA’s)
From 1st October 2006 The Regulatory Reform (Fire Safety) Order 2005 requires the Responsible Person (RP) of any non domestic premises to carry out a fire risk assessment. This includes implementing measures to reduce or eliminate the risk of fire and clearly identify those persons at risk. Let the Fieldway Group’s professionals handle your FRA duties. In 1996 the government made law that all landlords who rent part, or all of a property, must have all gas appliances and pipe work checked and a certificate to prove it every 12 months. Fieldway can provide you with the confidence that your properties are fully gas safe compliant.
All electrical installations deteriorate with age and use. Operating damaged or faulty appliances can be highly dangerous to the user, particularly children, vulnerable people and staff. Electricals such as kitchen appliances, computers, phone chargers, TVs and lights should be inspected and tested at regular intervals to check whether they are in a satisfactory condition for continued use.
A periodic electrical inspection will:
- Reveal if any of your electrical circuits or equipment are overloaded
- Find any potential electric shock risks and fire hazards
- Identify any defective electrical work
- Highlight any lack of earthing or bonding.
Tests are also carried out on wiring and fixed electrical equipment to check that they are safe. A schedule of circuits is also provided, which is invaluable for a property.
Once the test is completed you will be issued with an Electrical Condition Report (EICR).
Asbestos can be dangerous and hazardous to the health of those that are exposed to Asbestos particles. An Asbestos Management Survey aims to produce an ‘Asbestos Register’ for your property which details where Asbestos is located so it can be avoided during any future building works or modifications to the building. An Asbestos Register is invaluable should you come to sell or value your property in the future.
For small premises (workshops, trading estate unit, office, shop etc.), following appropriate guidance, your own inspection is normally sufficient to make an asbestos register.
